02About

The part of the building nobody sees.

Metro Waterproofing is a waterproofing contractor working on residential and commercial buildings across British Columbia. The work happens against foundation walls, below grade, under backfill — and once it is finished, nobody looks at it again. That is the standard it has to be built to.

Founder & operator

Jas Dhillon

Jas runs Metro Waterproofing. He looks at the building, prices the work, and is on site while it is carried out.

That matters more on waterproofing than on most trades. Almost every decision that determines whether a wall stays dry is made at the wall: how far to excavate, whether the surface is sound enough to bond to, how a termination is dressed, where the drain ties in. Those calls are not made in an office, and they do not survive being passed down a chain.

So the person who quotes your job is the person doing it, and the person who answers the phone afterwards is the same one who was standing in the trench.

Approach

Waterproofing is not a product you buy. It is a sequence you get right.

Membranes, coatings and drainage board all work. They fail for the same reasons every time: the surface underneath was not ready, the coverage was thin, a termination was rushed, or the water was never given a route away from the building.

None of those are material problems. They are sequence problems. Which is why the order of operations — and the discipline to not cover something up until it is right — is the whole job.

    What we work on

    Two building types. One problem.

A basement wall on a house and a below-grade wall on a commercial building face the same ground water. The scale changes; the sequence does not.

    Residential

Houses with damp or wet basements, new foundations that need protecting before backfill, and additions where the new wall has to tie into an old one. Work is planned around the fact that people are living there.

    • Basements & below-grade walls
    • New foundations before backfill
    • Perimeter drainage & reinstatement

    Commercial

Below-grade walls, parkade and plant areas, and exposed concrete that has to survive traffic, salt and weather. Work is sequenced around the building staying operational.

    • Below-grade walls & structures
    • Slabs, floors & exposed concrete
    • Coordination around occupied sites

    Service area

    British Columbia.

This is a wet-climate province. Long rainfall seasons, saturated ground and freeze-thaw at elevation are the normal operating conditions here — not exceptions to plan around. Everything Metro installs is chosen with that in mind.

    Next step

Talk to the person who does the work.

Tell us about the building and what you are seeing. You will get a straight answer about whether it needs work, and what that work would be.
